1   ➢WELCOME
          
          The Luxe Four Season Properties of Westbury Pines Estates were designed to offer peaceful living for residents seeking something special. The following rules have been developed to maintain high quality performance of our sims, and to ensure residents are able to fully enjoy what has been created here.  Please take time to read this document thoroughly so you are aware of our rules and policies. Additionally, we have provided a detailed FAQ page to help you find answers to common questions. 

We welcome you and hope you enjoy becoming an Owner of one of the coveted Luxe Four Season Properties here within Westbury Pines Estates.

2   ➢ POLICIES / ACCOMMODATIONS

           a. ➥. MOVE-IN PRICE = PROPERTY COST + Two Weeks of TIER
                   - The Property Cost includes Design, Customizations, Interior Decor (if applicable), & Seasonal                                      Landscaping and two (2) weeks of tier.  

                    If you'd like to inquire about hiring us for further Landscape, Home Customizations, Mesh Design, or                          Interior Decorating, contact us for our rates. View portfolio here.

           b. ➥. BI-WEEKLY TIER PAYMENT 
                - Tier must be paid bi-weekly (two weeks of tier at a time or more if you'd prefer to

               pay in advance).

           c. ➥. OVERDUE TIER

                - Please pay in advance if you intend to stay with us. Overdue rentals will not be reserved for                      current tenants and will be available for anyone to rent.

           d. ➥. TRANSFERS
                - To relocate to another available parcel within Westbury Pines Estates along with your remaining              

                  tier, we will transfer if you meet the following requirements:
              
             1) You pay any cost increase in landscaping/decor fees (if applicable).
             2) You pay enough to cover at least 1 month of tier on the new parcel.
              
             To request a transfer, simply contact: WestburyPines Resident

            d. ➥.CHANGES IN PRIM ALLOTMENT
            
                i. Add Extra Prims?   YES ✔ 
                       Prim increases will be granted when available. Simply contact  to check for prim availability.

                       We will then calculate your new weekly tier.
            
            
               ii.  Lower # of Prims? NO✘ 
                        We 𝐝𝐨 𝐧𝐨𝐭 offer the option to reduce the number of prims alloted per residence.

 

 

3   ➢HOME OWNER RIGHTS/ABILITIES
            
            a. ➥. ALLOWED
               YES ✔   Rename Your Parcel

             YES ✔  Limit two  (2) Zooby/Funsies/Enigma scripted babies per household.
            YES ✔   Change Music & Media
            YES ✔   Manage Parcel Security Orb
            YES ✔   Skyboxes - Must be placed between 2,500 - 3,000 meters in the sky.
            YES ✔   Scripted pets i.e Zooby, AIF (this includes PET MODE Breedables ONLY!)        
           NOTE: Heavily Scripted prim babies (i.e. Zooby, Funsies, Enigma, etc.) left on the sim for                        extended periods of time dramatically contributes to unbearable lag on the sim. We appreciate                your cooperation in picking these up when you are not on the sim/and or offline and we will do              our part with daily sim restarts in an effort to reduce lag as much as possible for all residents.
           
           ***𝐏𝐥𝐞𝐚𝐬𝐞 𝐬𝐞𝐞 𝐒𝐞𝐜𝐭𝐢𝐨𝐧𝐬 5𝐛. - 5𝐝. below for detailed info regarding low lag maintenance rules.

            NO✘   Breedables of any kind/Farming Systems

4   ➢.RESIDENTIAL ONLY  (No Commercial)

            Parcels within Westbury Pines Estates are intended for residential use only. 
           
            
          
                   

5   ➢BREEDABLES/FARMING/ZOOBY/ SCRIPT HEAVY ITEMS/VEHICLES

         a. ➥. BREEDABLES             ✘NOT ALLOWED
                 FARMING SYSTEMS   ✘NOT ALLOWED
                
               -These listed heavily scripted items are not allowed & will be returned without warning. 
             
             
          b.➥.   SCRIPTED BABIES I.E. ZOOBY/ FUNSIES/ ENIGMA
            Heavily Scripted prim babies (i.e. Zooby, Funsies, Enigma, etc.) left on the sim for extended periods of time                dramatically  contribute to unbearable lag on the sim. We appreciate you making sure you do not leave your              heavily scripted babies on the sim   while you are offline/not on the sim interacting with them. Thanks for your            cooperation and we will do our part with daily sim  restarts in an effort to provide comfortable low lag for all             residents.
        
        
        
          c.➥. VEHICLES
            Be mindful that vehicles are heavily scripted and produce a lot of lag.
                  - 𝐑𝐞𝐦𝐨𝐯𝐞 𝐭𝐡𝐞 𝐬𝐜𝐫𝐢𝐩𝐭𝐬 𝐟𝐫𝐨𝐦 𝐚𝐥𝐥 𝐧𝐨𝐧-𝐮𝐬𝐞𝐝/𝐝𝐞𝐜𝐨𝐫𝐚𝐭𝐢𝐯𝐞 𝐯𝐞𝐡𝐢𝐜𝐥𝐞𝐬 that you plan to leave out on your land
                  - Please 𝐩𝐢𝐜𝐤𝐮𝐩 𝐚𝐥𝐥 𝐬𝐜𝐫𝐢𝐩𝐭𝐞𝐝/𝐨𝐩𝐞𝐫𝐚𝐭𝐢𝐨𝐧𝐚𝐥 𝐯𝐞𝐡𝐢𝐜𝐥𝐞𝐬 𝐢𝐦𝐦𝐞𝐝𝐢𝐚𝐭𝐞𝐥𝐲 after use!
                  
          
          d.➥. OWNER DISCRETION
             - Region Estate rights allow sim owners to check on script time and quickly see what items cause the most lag.  If a resident                 happens to rezz an extremely laggy item, they will be contacted and politely asked to remove the item. After that the item                 will be returned.
